HOW WE WORK

LET’S GET TO KNOW EACH OTHER

We begin with an online or in-person meeting (depending on your location and destination country) to review your goals, constraints, and expectations.
This step allows us to refine your project and assess feasibility within the current European market.

We also review your residency or visa pathway. If needed, we connect you with a trusted immigration lawyer in your destination country to confirm eligibility and required steps.

From day one, our aim is to ensure your legal, financial, and housing plans are aligned with your personal situation.

 

ORIENTATION TOUR (OPTIONAL)

If you choose an in-person orientation, we share detailed local knowledge on neighborhoods, transport, schools, medical facilities, culture, and daily life in your selected European city or region.

It includes:

  • Welcome Introduction Meeting
  • Orientation Tour through the City and / or region of your election
  • Includes 1-2 house-visits based on your preferences to give you an initial idea of what it’s like to live here

 

MARKET RESEARCH AND AREAS SELECTION

Once your specifications are clear, we start with in-depth market research — a crucial step before jumping into the property market.
The goal is to ensure your project is realistic, viable, and strategically positioned in the current market.

We also identify areas that best fit your lifestyle and visa objectives, excluding those that don’t match your criteria.

A refined selection of areas is made and specifications that do not meet your criteria can be tracked upon visiting locations.

 

LEGAL & IMMIGRATION ORIENTATION

Because buying in Spain often goes hand in hand with relocating or applying for residency, we guide you on both fronts from the beginning.

We’ll help you understand:

  • The visa options most compatible with your project (Non-Lucrative Visa, Digital Nomad, Golden Visa, Family Reunification, Golden Visa options where applicable)
  • The timing and documentation required for each stage
  • The interaction between your visa and property purchase (for example, proof of accommodation or financial means)

Through our trusted legal partners, you’ll receive independent, expert advice on:

We only select properties that best fit your requirements in order to ease them the process of choosing among too many options. Thanks to our experience and knowledge of the different areas, you will know exactly if your requirements match with the preferred area.

 

VIEWINGS SCHEDULE

Once the selection is done, we are ready to start scheduling the appointments to visit the properties listed. According to your availability, we will book the viewings depending on the amount you selected.

 

VIEWINGS PACKAGE (UP TO 15 VIEWINGS / 4 DAYS)

We offer several different options at this stage of the process:
Depending on your needs, we can assist you remotely* or by being present by your side.
If you are unfamiliar with the area, we will be glad to show you around before visiting the properties listed.
In case you couldn’t be there, we will visit the property and send you a complete report of it.

*Remotely doesn’t means that you are on your own (depending on the plan you choose or the calendar). Just that we are not physically on site with you. Before every visits, we’ll brief you on details to look after, give you a list of questions to ask and will organize a feedback video call at the end of each and every viewings.

 

SURVEY*

When our client feels to have found the dream property, our goal will be making the purchase safe from the very beginning, and that’s why a survey is mandatory. We will put you in contact with a professional.

 

LEGAL CHECKS ON THE PROPERTY

  • Land registry checks: to ensure the property description and legal owner match and to ascertain if any charges are pending.
  • Tax checks: to ensure the current owners are up to date on payment of all taxes related to the property.
  • Community checks: to ensure the property is up to date with payments to the community of owners.

We do not take the place of a lawyer and always recommend you appoint your own legal representative. But we do double-check everything.
